Building Gratitude: Walking Through the Homebuilding Journey Together

As we enter November — a season centered on gratitude — we’re reminded how thankful we are for the families who trust us to build their homes and for the opportunity to create something lasting in our Southern Utah communities. Every home we build is more than a project — it’s a partnership built on communication, trust, and shared excitement.

This month, we’re kicking off something special. We’ll be walking you through an upcoming new build from start to finish — beginning with a vacant lot and ending with a completed dream home. You’ll get an inside look at each stage of construction, what decisions are made along the way, and what you can expect if you’re considering building your own custom home.

But before we break ground, let’s answer a few of the most common questions we receive from homeowners as they begin their building journey.

Your Questions Answered

1. Where does the homebuilding process begin?

It all starts with your lot and your vision. For some homeowners, that means purchasing a piece of land and bringing us in early to assess it for build readiness — slope, soil conditions, access, and utilities. For others, it begins with the dream home sketches they’ve had saved for years.

Once we’ve walked the property together, our team helps you define your goals, budget, and must-haves. Then, we collaborate with your designer or architect to make sure the plans fit both your lifestyle and your lot. This early alignment ensures a smoother, more efficient build later.

2. What happens before construction actually begins?

Before we can pour the first footing, several behind-the-scenes steps have to happen. This includes finalizing construction documents, securing building permits, and confirming financing.

We also work with you to complete your preconstruction selections — the fun part where you choose materials, finishes, and design details. These choices allow us to finalize cost estimates and timelines.

Once all approvals are in place, we set a construction commencement date, typically starting within 15 days after receiving the necessary permits. From there, it’s go time!

3. How long does it take to build a new home?

Every home is unique, so the timeline can vary based on size, complexity, and availability of materials. On average, a custom home in Southern Utah takes about 8 to 12 months from the time we break ground to substantial completion.

We believe in setting realistic expectations. Weather delays, custom materials, or scope changes can influence the timeline, but we keep you updated every step of the way. Our goal is to deliver a finished home that meets our quality standards — and exceeds your expectations — within a reasonable timeframe.

4. What does “substantial completion” mean?

Substantial completion means your home is ready for you to occupy and enjoy, even if minor details or final touches are still being completed. This milestone marks the point when the home is functional and safe for move-in.

We walk through the home together, create a detailed punch list, and ensure every item is addressed before final completion. This final walkthrough is one of our favorite moments — watching you see your vision come to life is why we love what we do.

5. What Are Allowances in a Homebuilding Contract?

When building a custom home, allowances are placeholder amounts included in your contract for certain items or materials that haven’t been fully selected yet at the time of signing. They give you flexibility while keeping the project moving forward.

For example, you might include allowances for things like:

  • Your Front Door
  • Hardware
  • Light fixtures
  • Appliances
  • Any Other Specialty Finishes

Here’s how allowances work:

  1. Estimated Cost: The contract lists a reasonable estimated cost for each item based on typical selections for homes of similar size and quality.
  2. Final Selection: Once you select the actual material or product, the contract is adjusted to reflect the real cost.
  3. Overages or Savings: If the final cost is higher than the allowance, the difference is added to the contract price. If it’s lower, you receive a credit.

Allowances make it possible to start construction without having finalized every last detail, while still giving you the ability to customize your home to your tastes.

At Platinum Construction & Development, we guide our clients through every allowance selection, ensuring you get exactly what you want without surprises in the budget.
